Questions to ask your maintenance contractor
Before you choose your next contractor or decide to stay with your existing system we recommend that you ask each of the following questions. The answers should ensure that you can rest easy knowing you made the right choice for your property maintenance needs.
1. Does the Company have more than 10 years’ experience & trading history.
Unfortunately our industry is rife with one-year wonders, and only 8 percent of businesses last longer than five years. By using a business without an established track record you risk not having works completed or, worse yet, going back to a business to fulfil their guarantee – and finding they’re no longer in business!

2. Are all works guaranteed?
A guarantee is your security for a job well done. Any professional business should be willing to stand by its services provided and offer a no-nonsense guarantee.
Sterling Property Care Ltd guarantee all workmanship and materials for a period of twelve months. Some elements such as felt roofing etc. have additional manufacturers extended warranties.
3. Does the Company carry out works valued from £50 to £60,000?
Many companies limit their trading to either small or large contracts. For example some might say that the job is “just not worth doing”. This may mean that you will have to employ several contractors to deal with the large range of works that you may have, taking more time and ultimately costing you money.

4. Are all trade services provided, all under one roof?
Companies often only provide a narrow range of trade services, such as roofing or joinery.
Should you have a project as simple as a roof leak it can involve up to six trades to correct the problem and the subsequent damage. You don’t want to be employing and coordinating more than one contractor. If you have a unique project, such as snow clearance, who do you turn to?

5. Are Health & Safety Policies and Other Legal Documentation in Force?
Every business should comply with the current legislations, every professional business should take health & safety seriously, it protects them, their employees and their clients.
Sterling Property Care Ltd has both a Health & Safety Statement and Policy. Every team member has received CITB approved training and all are appointed first aiders. COSHH assessments, risk assessments, method statements, CDM and manual handling are all standard day to day matters and are produced and followed as part of our general culture.
6. Does the Company Invest In Its People?
IIP illustrates that companies have structure and training plans, ensuring that operatives have the necessary skills required to complete the project to a high standard. It shows commitment from director level through to the apprentices.
